Organisation :
The Roxy Collective (CIC) wishes to appoint a suitably qualified and experienced project officer/consultant to support the board on planning and delivery of phase one of the project at the Roxy building in Ulverston.

This is a freelance , part time position with an expected duration of 12 month with a potential extension to 24 months depending on funding. The appointee will report to the board as required and work on a flexible basis.

The Roxy Collective owns the freehold of the building, which was built in 1937, with tenanted space that includes a 1930s ’cinema, a Museum and a Gym, together with other spaces which the board has identified for community space.

Fee guidance: 12 months £20,000.

Job Description:
The Roxy Collective board is seeking a freelance project manager/consultants with experience of working on complex historic community buildings. The consultant will support the board in managing the delivery of a first phase upgrade to the Roxy building in Ulverston and act as Clerk of Works on behalf of the board during the project development and delivery of phase one of works on
site.

Phase one of the works will concentrate on:
• Ensuring the building is waterproof and insulated
• Develop ways to ensure the building is carbon neutral and can generate all or most of its energy through innovative eco systems and install       rainwater capture systems.
• Installation of a lift
• Improvements to the front of the building
• Opening the original foyer to create a space for visitor information services, ensuring tenants security at all times
• Reviewing the health and safety of the building and ensuring that access routes are compliant with current H&S standards.

The appointee will work for the board to advise on plans, scheduling and manage relationships with other appointed professionals. The project is currently in development, and some funds have already been awarded, with other funding applications in progress. The first phase of the project will be to ensure the building’s structural and environmental sustainability.

Key Responsibilities:
• Advise on all aspects of the building project, including planning and building control
• Manage the project on site on behalf of the board, produce tender documents efficiently working with other professionals which could include     M&E consultants, quantity surveyor, designers, suppliers, architects and main contractor.
• Work with the finance committee to manage project budgets and track expenditure for all strands of work
• Ensure delivery within budget.
• Manage contracting and invoicing on a timely basis within budget
• Ensure that expenditure is in line with the offer letters of the various funders, including the Government levelling up fund.

Requirements:
• Experience in working on complex community buildings.
• Knowledge of planning and building control regulations
• Proven experience in managing building projects on site.
• Excellent budget management skills
• Strong communication and interpersonal skills
• Ability to work independently and as part of a team.
• A proactive and problem-solving attitude
